The stage six development will see the construction of 11 lots ranging between one and three and half acres in South Bowenfels.
Lemdean Pty Limited director Todd Dean said there was a percentage of buyers who were attracted to the land, knowing local services were employed on site.
"We are using local services and these blocks aren't costing a lot more than the surrounding blocks are and you're getting three times the land area," he said.
He said local contractors were already on site and three lots had already been sold.
"I'm hoping to have the blocks registered and ready to build on by the start of March."
Mr Dean said if people understood the impact of spending money locally, it would be a lot more appealing and a better place to live.
"I just wish everyone would do it.
"When you spend a dollar in town it goes round and round in circles, it goes to the grocer, the petrol station and the pub and the restaurant and comes back to you.

"As soon as you spend money on something or someone out of town, whether that be on an earth mover, real estate or whatever, they take all the money and plonk it in their town," he said.
For the development Mr Dean said he used Dukes Eathmoving, all road base has come out of Marrangaroo, concrete for the curbs and gutters has come from Hansen Lithgow and the pipe for sewer, water and storm water has come from Tradelink Lithgow.
"All that money spent helps those little stalls pay their workers, pay their bills and it all goes around in one big circle," he said.
Mr Dean said the development was also a partnership between two local families - the Deans and the Lemckes.
"We've had this land for about 20 years and done the majority of developments with 61 lots in Bowen Vista," he said.
He said for stage six, he specifically went for bigger lot sizes so people could have a rural lifestyle with nice amenities.
"You've got natural gas at your front step, underground power, town water, town sewer, even NBN... all ready to hook up.
"There's room for a shed, speed boat, you could even have a sheep in the paddock or a cow and a lovely view," he said.
