Machinery rolled in to prepare for the Northern Gardens estate about a month ago, with the first 29 lots expected to be ready for home construction by September.
An extension of the Vista Heights subdivision off William Maker Drive, which currently has houses under construction, the lots will range from 549 square metres to a generous 3420 square metres.
Bluebell Way, from the earlier subdivision, will be joined with Stevenson Way, which will extend further south into a cul-de-sac and a new road, Pine Vista, will extend north from Stevenson Way.

Meanwhile, Chris Gryllis Real Estate agent John Stevenson said a 5.8-hectare parcel would be left vacant along the Northern Distributor Road to protect a number of mature eucalypts.
"It will be kept green and planted out with more trees as well," he said.
The public reserve, large lots and the estate's position opposite The Gardens estate on the other side of the NDR have given the Northern Gardens estate its name.
Mr Stevenson anticipated the four stages would be complete in the next two years and it was exciting to see north Orange grow.
"While there's great demand for building, I think Orange will continue to expand at every chance it gets," he said.
"The pressure is on for land to be developed into building blocks around the edge of the city."
He said just four lots were left to sell in the first stage of the subdivision and they had proven most popular with couples aged 40 and younger, eager to take advantage of views of Mount Canobolas and the larger blocks.
"It's also so handy to get to the north Orange shopping precinct and this is close in for north Orange, it's handy to get into town," he said.
"This developer really wanted space," he said.
While land to Orange's southwest is affected by hard rock, Mr Stevenson said the former grazing land had been straightforward so far.
