The owner of the old Theatre Royal has set a $1.125 million price with LJ Hooker to get negotiations started on a sale.
LJ Hooker principal and agent behind the sale Jamie Giokaris said the key for a new owner is the multifaceted business aspect to the building.
Mr Giokaris said it needs someone with fresh ideas to make use of what the building has to offer.
Which has appealed to some with a couple of inspections booked in for today after the latest sales pitch.
It is being sold as a majestic landmark building with enormous potential for return as an entertainment, reception and fine dining venue.
“The building is pretty much ready to go,” Mr Giokaris said.
A new owner will just about be able to walk into the venue that still has its old charm but with some modern touches for it to function as a live entertainment venue and restaurant.
The impressive details of the building include a 411 seat Mezzanine level that many a local would have created their cinematic memories at.
It has the original projector boxes aimed at a full size screen.
Live entertainment is wonderfully catered for with a timber stage and dressing rooms.
The sunken dance floor with mounted lighting, laser light and sound systems will be familar to those who frequented the Nite Spot.
The nightclub was the last business in the building along with a restaurant that utilised the full-size commercial kitchen and has seating for over 150 diners.
It also has a bar on each level, a 54-space carpark, reverse cycle air conditioning, gas heating, security system including CCTV and sound proofing.
